Fire Safety
On 1 July 2008 the Building Fire Safety Regulation 2008 came into effect. The new regulations supersede the 1991 Regulation and has been developed by the Department of Emergency Services.
The owners or "managing entity" of all buildings are required to comply with the requirements. Significant fines apply for non-compliance.
Buildings required to comply with the legislation include = Unit complexes, commercial buildings, retail complexes, places of worship, child care centres, hospitals, institutions, hotels etc.
Buildings excluded = Single occupancy building that is a detached house or town house with only common walls subject to actual Building Classification other than Class 1A.
Some requirements include:
- Specific Fire Evacuation Plan/Procedures
- Fire Evacuation Diagrams/Signs erected at the property
- Annual reviews
- Appointment of a Fire Safety Adviser for high occupancy buildings
- Regular review, maintenance, testing and inspection of prescribed fire safety installations
- Fire safety training both for emergencies and in the use of fire equipment
Services provided:
- Audits assessing compliance with regulations such as the presence of evacuation diagrams and fire equipment maintenance and installations.
- Preparation/installation of Fire Evacuation Diagrams at the property
- Retrieval, mounting and display of Certificate of Classification at the property
- Review of existing Fire Evacuation Plans/Procedure Manuals and provision of new or revised version if non-existent or non-compliant
- Annual reviews of fire safety procedures
- Fire safety training for both low occupancy and high occupancy buildings
- Fire emergency training to the person responsible for the building’s evacuation and occupants
- Fire equipment training to persons working in the building every two years
- Online fire equipment training
- Appointment of a Fire Safety Adviser
- Evacuation Coordinator on staff to handle your fire safety obligations
