Types of Reports Available
The reports that our building professionals can provide for you are:

  • Pre-Contract Consultation

  • Not fully understanding the clauses and conditions of a contract signed with a house builder can become a costly and inconvenient experience for new home owners.
    A consultation with our firm can ensure that you are fully aware of what you are signing by incorporating valuable building information, negotiating conditions, clauses and rates with the builder so that your building experience is comfortable and you are not left exposed financially.
  • Progress Inspection Report

  • Progress Inspections are undertaken periodically during the construction of a new home/unit as a safeguard against defective works not completed to tradesman-like standards.
    This inspection involves an assessment as to whether your house is being constructed in compliance with the contract documents and to a tradesman-like finish.
  • Pre 6 Month (BSA) Building Defect Audit

  • Within the 6 months following completion of your new home, our Pre 6 Month Audit will identify maintenance or structural defect issues requiring the Builder’s rectification and which are covered under their Builder’s insurance warranty.
    The produced report is set out to categorise defects which can assist the Building Services Authority in any future claim.
  • Pre 6 Year (BSA) Building Defect Audit

  • For the 6 ½year period following completion of your new home, the licensed builder contracted to perform the works are liable to fix any noticeable defects under the BSA insurance conditions.
    Our reports are undertaken prior to the end of this period to identify defects for rectification by the Builder. The produced report is set out to categorise defects to the Building Services Authority published criteria.
  • Handover/Pre-Settlement Inspections

  • Handover/Pre-Settlement Inspections take place before the final payment is made to the builder to ensure that the property is finally complete for occupancy and noting any items that require rectification.
    Items can include visible defects, missing scheduled inclusions, type of electrical, mechanical and domestic devices installed.
