The provision of a Maintenance Report assists in identifying the Bodies
Corporate maintenance needs and what building elements require rectification
or repairs.
The report is a cost effective approach to determining what needs to
be maintained or fixed at the property rather than a special levy being
established which would involve the payment of unnecessary fees.
Our maintenance inspections include the examination of many building
elements including:
- Condition of driveways, car parks and pathways for defects such as
cracking of concrete, movement at control joints and movement of pavers.
- Assessment of fence conditions including post integrity and signs
of rot.
- Condition of all stairs, stairwells and associated hand railing and
balustrade.
- Exterior of building inspection - all visible elements
- Specifically inspecting condition of roof exterior including guttering
& downpipes.
- Visual inspection all paintwork
- Internal floor surfaces inspection - check carpets, particularly
leading edge of stair treads, cracking to tiles, and check for control
joints (should be at Building Code of Australia required intervals)
and for movement at control joints.
- Visual inspection of installed items at plant such as hot water systems,
air conditioning units, cooling towers, ventilation ducting etc.
- Checking door furniture including hinges, locks and automatic door
closers.
- Checking any body corporate roller doors, motors and associated fittings.
- Checking pump motor, chlorinator, filter, pool coping and surrounds,
pool lining, sign fixings, fence and any associated plumbing.
- Checking of all body corporate assets including outdoor furniture,
BBQs, umbrellas, etc
The obtaining of this report also greatly assists with the preparation
of a Sinking Fund Forecast as maintenance items would have already been
identified.
